What We Do

Full-Spectrum Capabilities

Civil engineering and land surveying services for residential, commercial and infrastructure clients across Metro Detroit and Michigan — delivered under one roof.

Robotic total station on a tripod at a construction site Discipline 01

Land Surveying

Boundary, title, topographic and construction surveys backed by licensed field crews and modern robotic instrumentation.

01

Boundary Surveys

Precise delineation of property lines for legal, purchase and construction purposes. Resolves boundary disputes and establishes clear title with certified monuments.

02

ALTA / NSPS Surveys

Comprehensive land title surveys for commercial real estate transactions, meeting all ALTA/NSPS minimum standard detail requirements for lenders and title companies.

03

Topographic Surveys

Detailed mapping of natural and man-made site features, contours and elevations. Used as the design basis for grading, drainage and site development projects.

04

Construction Stakeout

Accurate field layout and staking to guide construction crews — foundations, building corners, roads, parking lots, utilities and site grading.

05

Elevation Certificates (FEMA)

FEMA-required elevation certificates for flood zone properties. Determines structure elevation relative to Base Flood Elevation for insurance rating and permitting.

06

Mortgage Surveys

Required by lenders and title insurance companies when financing a property purchase. Confirms structure locations, encroachments and general boundary positions.

07

As-Built Surveys

Post-construction surveys verifying that structures and improvements were built in compliance with approved design plans. Often required for occupancy permits.

08

Land Division / Property Splits

Surveying and legal description preparation for dividing parcels under Michigan P.A. 132. Includes county review coordination, deed descriptions and recorded plats.

09

Drone / UAV Aerial Surveys

FAA-compliant drone mapping for large parcels, topographic data collection, orthomosaic imagery and aerial photogrammetry — faster and more cost-effective than traditional field methods.

10

Right-of-Way Surveys

Surveying and documentation for road, utility and public easement right-of-way acquisitions. Includes deed research, boundary location and legal description preparation.

11

LOMA / Flood Zone Amendments

Preparation of Letters of Map Amendment (LOMA) to remove structures incorrectly shown in FEMA flood hazard zones, potentially eliminating costly flood insurance requirements.

12

Site Condominiums

Full site condominium survey services including master deed preparation, condominium subdivision plans and coordination with municipalities and the county register of deeds.

How We Work

From First Call to Final Deliverable

A disciplined, repeatable workflow — the same one that keeps a 24-lot plat and a single mortgage survey equally on schedule.

01

Consultation & Scope

We start with your parcel, your timeline and what the end user actually needs — a lender, a municipality, a title company or a contractor. You get a clear written scope and a fixed quote before any field work begins.

02

Research & Records Recovery

Deed research, recorded plats, county records, prior surveys and section corner records are pulled and reconciled before we set foot on site. Most boundary conflicts are found here, not in the field.

County & register of deeds research
03

Field Survey & Data Collection

Licensed crews recover monuments and collect measurements with robotic total stations, GNSS rovers and — where the parcel warrants it — FAA-compliant UAV photogrammetry for fast, dense topographic coverage.

04

Analysis, Drafting & Design

Field data is reduced, checked against the record and drafted into the deliverable — a boundary plat, a topographic base map, a grading and drainage design, or a full permit-ready site plan set.

Sealed by a licensed PS / PE
05

Review, Permitting & Delivery

We carry the submittal through municipal and county review, respond to comments, and deliver sealed drawings and digital files. For construction projects we stay engaged through stakeout and as-built certification.

Common Questions

Before You Get Started

A mortgage survey is a limited-scope product prepared for a lender or title company — it confirms the general position of structures and obvious encroachments, but corners are typically not set. A boundary survey is a full retracement: deed and record research, monument recovery, and physical corners set on the ground. If you are building a fence, resolving a dispute, splitting a parcel or pulling a permit, you need a boundary survey.
Turnaround depends on parcel size, record complexity and the season. A straightforward residential boundary survey commonly runs a couple of weeks from authorisation through delivery; ALTA/NSPS surveys and large development parcels take longer because of the required title and records review. We give you a specific schedule with your quote, and we tell you early if county records or weather will move it.
If your structure sits in a FEMA-mapped flood hazard zone, your insurer or community will generally require an Elevation Certificate to rate the policy and to permit construction. If we determine your structure is actually above the Base Flood Elevation and was mapped into the zone in error, we can prepare a Letter of Map Amendment (LOMA) request to FEMA — which in many cases removes the mandatory flood insurance requirement entirely.
Yes — that is the point of the firm. Because we are licensed as both a Professional Surveyor and a Professional Engineer, the topographic survey that establishes your existing conditions feeds directly into the grading, drainage and site plan design without a hand-off between two companies. That removes a common source of coordination errors, delay and duplicated cost.
At minimum: the property address or parcel ID, and what you need the survey for. If you have them, a copy of the deed, any prior survey, and your title commitment help us scope accurately and often reduce the price. Send what you have through the form below or by email and we will come back within one business day.
No — we use the right tool for the parcel. UAV photogrammetry is very efficient for large, open sites needing dense topographic coverage, and for progress documentation. But boundary corners, monument recovery and construction stakeout still require conventional robotic total station and GNSS work on the ground. All drone flights are conducted in compliance with FAA regulations.
