Boundary Surveys
A retracement of your property lines from the record — deed research, monument recovery, and physical corners set on the ground, sealed by a licensed Professional Surveyor.
Overview
What a Boundary Survey actually involves
A boundary survey establishes exactly where your property begins and ends. We start in the records — your deed, the recorded plat, prior surveys, and the county section corner records — and reconcile them against what is actually monumented on the ground. Where the record and the ground disagree, that conflict is resolved by a licensed surveyor applying Michigan boundary law, not by splitting the difference.
The result is a sealed drawing showing your lines, dimensions, bearings, the monuments found or set, and any encroachments discovered. It is the document a municipality, an attorney, a title company or a contractor will actually accept.
When you need one
Typical triggers
Building a fence or structure
Most Michigan municipalities will not issue a permit near a lot line without a survey showing the setback.
Buying or selling land
Confirms the parcel you are paying for matches the deed, and surfaces encroachments before closing.
A neighbour dispute
A sealed retracement is the evidence that resolves a line disagreement, or supports it if it goes further.
Splitting a parcel
A division cannot be described or recorded without an accurate parent-parcel boundary first.
