ALTA / NSPS Land Title Surveys
The survey standard commercial lenders, title underwriters and institutional buyers require — prepared to the current ALTA/NSPS Minimum Standard Detail Requirements.
Overview
What a ALTA / NSPS Land Title Survey actually involves
An ALTA/NSPS survey is the due-diligence instrument for commercial real estate. It goes well beyond a boundary survey: every exception listed in the title commitment is plotted or addressed, improvements and utilities are located, access is documented, and the surveyor certifies the result directly to the named parties — buyer, lender and title company.
We work from your title commitment, so the survey answers the questions the underwriter is actually asking. Table A optional items are agreed up front, in writing, so the scope and the fee are settled before field work begins rather than renegotiated mid-transaction.
